Transparent and Affordable Site Fees
For 2025, site fees are £3,300, covering:
✔ Use of your pitch
✔ Water, sewerage, and waste disposal
✔ Grounds maintenance
✔ Year-round site supervision
✔ Access to our spacious shower block and facilities
✔ Winterization, gas safety checks, electrical safety checks, and WiFi
Site fees are payable in two installments:

Added Value for New & Pre-Owned Caravans
All new and secondhand caravans come with two full gas bottles and £100 credit on the electric meter to get you started.

Enjoy Your Holiday Home with Family & Friends
At Sandy Gulls, we want you to make the most of your holiday home and enjoy quality time by the coast. Your family and friends are always welcome to stay and use your caravan whenever they like. However, please note that caravans cannot be rented out or hired for financial gain, including short-term lets, holiday rentals, or any form of reward.
Holiday Use Only
Our park is designed exclusively for holiday and leisure use, meaning caravans cannot be used as permanent residences. This ensures that Sandy Gulls remains a peaceful, well-maintained retreat for all our owners to enjoy. While you are welcome to visit as often as you like during our open season (1st March – 30th November), you must maintain a primary residence elsewhere.
By following these guidelines, we can preserve the relaxed, friendly atmosphere that makes Sandy Gulls such a special place to escape and unwind.

A Customers story…….
Over thirty years ago l would never imagined that l would love owning a static Caravan. l had always thought they were for old people, and did not relish the ideas of ‘roughing it’.

What changed my mind?
Whilst in the early stages of pregnancy, and not feeling too well, a work colleague offered me the use of their van on Sandy Gulls. Never having been to Norfolk l thought ‘why not?’, and (despite having to empty the toilet), l really enjoyed the break.
During our stay we asked the owner to keep a lookout for a second hand caravan, not too expensive, as we were still not sure if it was for us. Imagine my surprise when, a few weeks later, we got a call offering us a caravan. Needless to say l bought it, and two vans and thirty four years later l am still here.
Why did l stay ?
Well, l love the beach being close by, the countryside and the site is so quiet and relaxing. It was my saviour when the stress of work or home life got too much. Being able to go somewhere with a slower pace of life and lovely friendly people was wonderful. Later, when l came on my own, l felt safe, and knew that if any problems occurred there was always someone to help out.
Now, having finished work, l am lucky enough to be able to spend as much time as l like in the place where l feel safe and comfortable.
